Ranches
of the West provides and has provided directly or indirectly since
its inception, various consulting and development management services
to numerous clients owning property
located
in Colorado, Montana, Wyoming, and British Columbia. Due to the varying
scope and scale, the preservation oriented ranch "development" envisioned
by the owner on each project and the unique nature of each piece of land,
Ranches of the West's responsibilities in this realm of consulting services
vary widely. Typically, however, Ranches of the West is usually retained
to supervise the master planning, platting and governmental approvals
of the project, the goal being to maximize preserved areas and habitat,
and to protect natural resources, agriculture, view corridors, fisheries, and wildlife.
Ranches of the West has been responsible for what others have termed
fine, resource attentive planning and/or development of about 100 building
sites/Individual Ranches on a limited number of clients' properties. Although
those Ranches electing to take this preservation approach to their overall
ranch, agricultural, and resource restoration and eco-sensitive development
is in fact a small portion of our total clientele, we are proud of our
efforts in this regard.
Our mission
in these types of endeavors is when it's done, no one even knows we've
been there. We are labeled with disdain for these efforts by some detractors
as "developers" without recognition of our true role in such
instances as land planners and resource managers. The fact of the matter
is, the goal of this type of undertaking is always to accomplish an ultimate
preservation objective by paying off debt on the ranch (so future poorly
conceived land use decisions are not forced by debt service problems)
and to create capital for resource and agricultural improvements and, when coupled with Conservation Easements,
result in preserving in perpetuity the huge preponderance (generally 90%
to 98%) of the restored working ranch property.
As part and
parcel of these types of our integrated Ranch Management operations, we
also have been Construction Managers, working for the owner (as apposed
to general contractors who represent the trades) in the construction/remodeling
of about 40 terrific homes, cabins, barns, and other structure related
improvements.
