Ranches of the West provides or has provided construction management services (including complete interior design and decorating) to a number of persons or entities on major and minor remodeling or new construction projects including cabins, homes, agricultural and resource improvements, or similar matters. Our expertise includes pond construction, spring development, stream bank stabilization, riparian area enhancements and range land improvments. Ranches of the West also acts as a Construction Manager passing on all discounts afforded to it by various sub-contractors and suppliers (due to volume purchasing and negotiating) at 100% to each owner.

Ranches of the West is responsible, in all such cases, for preparing construction or decorating budgets, site planning, obtaining permits, preparing draw requests, coordinating payment by the owners to sub-contractors and suppliers, actual construction, sub-contractor and material scheduling, supervision and direction -- all as approved by each owner. In many cases, we are involved in the origination of schematic development, design development, and final working drawings. In most situations, we enter into a separate and specific construction management agreement by and between the owner, and, where applicable, the prime contractor; or we are referenced as the Construction Manager in the contract between owner and prime contractor.

On jobs not having a prime contractor, Ranches of the West is either a party to, or referenced in, all written contracts by and between the owner, sub-contractor, and suppliers, or is specifically referenced as the owner's construction manager in such agreements. Ranches of the West prepares draws, trade budgets and schedules on a weekly, bi-monthly, or as needed basis depending on the job, for submission to the owners.
